The redevelopment aims to restore value and prestige to the building while maintaining its historical characteristics and optimising its usability and energy efficiency. The main project criteria are: 1) Preservation of the historic façade: The original façade will be preserved and restored, maintaining its architectural character and historic decorations. 2) Enhancement of the entrance, hall: The area of the entrance/hall on the ground floor is enlarged and its pre-existing ‘double height’ is emphasised. The lobby is directly connected to the stairwell/elevator so that all offices and residences are easily accessible. 3 )Creation of a new distributive ‘core’: It is planned to replace the existing lift, maintaining its current position, with a new one of greater size and speed to make the vertical connection to the floors more efficient. A vertical and horizontal distributive ‘core’ is created, slightly enlarging the stairwell to accommodate the necessary plant cavities, emphasised and enhanced by means of a coloured, textured and sound-absorbing wall covering, around which the path and circulation of office users will be distributed. 4) Removal of superfetations: The superfetations will be removed in order to restore formal cleanliness to the building and improve the quality of the outdoor spaces. On the ground floor, the existing courtyard is enhanced with new paving and planting, becoming a ‘green’ space directly visible from the entrance/hall. 5) Flexibility and brightness of interior spaces: Particular attention was paid to the working environment, designed to be flexible and adaptable to the different needs of end users. Care was taken to optimise the spaces, orienting the tables strategically to favour exposure to natural light, thus creating a brighter and more stimulating atmosphere. Each area has been equipped with an external light source and a green area, which not only makes the rooms more welcoming, but also improves the air quality and promotes the psychological well-being of the workers.
